Managing tenant behaviour, queries and administration

We monitor tenant behaviour, ensuring that the rules relating to your building are adhered to. We’re able to take care of tenant queries on a weekly basis, including (but not limited to) those relating to maintenance, financial and legal issues, and collaborate with the landlord where necessary. As an optional extra, we can also assist with the maintenance of the property.

Financial Services

We provide you with market insight, we assist with lease renewals, audits, and cancellations. The raising of invoices and collecting monthly rental can be left to us. We also manage tenant queries in relation to these finances. We ensure debit order authorisations are in place for all tenants, as well as receiving and managing tenant deposits. These deposits are invested in an interest-bearing trust account in terms of the lease agreement and the Rental Housing Act.

Our property management agency is fully equipped to source and qualify tenants for placement in your rental properties. Our Portfolio Managers and Faircape Property Sales & Leasing are both registered with the EAAB and hold a valid Fidelity Fund Certificate. In addition, we are fully FICA-compliant and have the required Risk Management Compliance Programme in place as per the revised FICA Act.

This means that we abide by a code of ethics which stipulates that we deal with all parties in a transaction with honesty and integrity. We put the clients’ interests first, fully disclose any problems with a property and are truthful in our advertising.

We also have procedures and policies in place to ensure that we are fully compliant with the requirements of the Rental Housing Act.
